Real estate advertising in NCR: how to plan a project launch across media

Teaser, launch, sustenance, festive, possession. What each stage of a project campaign has to do, and where it should run.

No single ad sells a flat. A family buying a home in NCR meets a project many times — a hoarding on the drive home, a jacket on a Sunday, a post on the phone, a brochure at the site office — before anyone books. A launch campaign's job is to make each of those encounters tell the same story and move the buyer one step closer to a site visit. Most of our archive is NCR real estate, and this is how we plan it.

Before the launch: four things to settle

  1. The buyer. Price point, configuration and location tell you who they are — and that decides language, media and tone.
  2. The idea. One thought the project can own for years. For Oasis Grand Stand it was “Nothing is more expensive than a missed opportunity.”
  3. The address. In NCR, location is often the strongest argument a project has: the airport, the expressway, the metro. See The address is the headline.
  4. Compliance. Under the Real Estate (Regulation and Development) Act, 2016, advertisements must prominently carry the project's RERA registration number and the website address of the state's RERA authority — UP RERA for Noida, Greater Noida and Ghaziabad; HRERA for Gurugram. Build it into every layout from day one.

Teaser

The teaser builds a list of interested buyers before the price is public. Outdoor does this well — a “coming soon” unipole on the road to the site, like Oasis's vertical panel — and so does a short series in the feed. Keep it simple: a name, a hint of the idea, a number to register interest.

Launch

Launch day is when print earns its place. A jacket or a full page in the paper your buyers read turns a project into news; outdoor on the routes to the site repeats it; radio brings people on the first weekend. Make sure the sales office, the site and the sample flat are ready for the response — a launch that drives calls to an unprepared team wastes the money. Sustenance

After the launch, the job changes from fame to flow. Smaller, more frequent ads carry specific reasons to act: a payment plan (Green Arch's “Pay 10% & no EMI till possession”), a price (“2 BHK at ₹25 lacs, Noida Extension”), a construction milestone. Standees in malls and at the site, and posts in the feed, keep the project in front of people who've already shown interest.

Festive

In north India, Navratri and Diwali are when many families decide to book or move in. A festive ad should give the season a reason and a number — a scheme, a discount, a handover date — rather than only a greeting. And those front pages are booked early. Possession

Handover is the most credible message a developer ever has: the promise kept. It sells the remaining inventory and the developer's next project at the same time. Editorial features and anniversary pieces work well here — Buniyad Realty's “Celebrating 37 years of excellence in real estate” ran as a feature in HT City.

Sales material that works with the advertising

The brochure, price sheet and site-office standees are where an interested buyer goes for detail, so they need to look and sound like the advertising that brought them there. Making them alongside the campaign, rather than separately, keeps the project's voice consistent. Language and tone

The budget of the home usually picks the language. Affordable and first-home projects speak Hindi, often in Hindi papers and on Hindi radio; premium projects lean English. Either way, the line has to be written in that language, not translated into it — see Sample flat dekha kya?.

Measuring a launch

  • Give each medium — and each paper — its own number or QR code.
  • Record the source of every enquiry and every site visit in the CRM, the same way every time.
  • Judge media on cost per site visit and per booking, not on the number of calls alone.
  • Review after each burst and move budget to what worked.

Mistakes we see most often

  • Launching without a single idea, so every medium says something different.
  • Booking festive positions too late.
  • Promising what the site can't show yet — distances, drive times and amenities have to be true on the day the buyer visits.
  • Leaving RERA details to be squeezed in at the end.
  • Measuring calls rather than visits and bookings.

Which media work best for real estate advertising in NCR?

For most launches, a combination: newspaper for the announcement and the details, outdoor on the routes to the site for repetition and direction, radio for site-visit weekends, and digital for retargeting and the conversation in between. The balance depends on the price point and the buyer.

What must a real estate advertisement include under RERA?

The project's RERA registration number and the website address of the relevant RERA authority, displayed prominently. Check your state authority's current rules for any further requirements before artwork is finalised.

When should a developer start advertising a project?

Teaser activity can start before launch once the project is registered with RERA; plan the launch media, especially front pages and festive dates, as soon as the launch date is known.
